Service Fees

PENCA is not an HOA in the traditional sense. PENCA is organized as a not-for-profit Civil Association under the laws of Mexico. PENCA invoices all property owners within the Playa Encanto neighborhood for Service Fees . These fees are for the services rendered to all property owners. These services include Security, Road Maintenance and Trash Pickup among others. The service fees have been approved by the city of Puerto Penasco as well and the State of Sonora.

Current Service Fees

Each Home, Condo and Individually Saleable unit is invoiced for: $1200 USD annually

Each Undeveloped lot is invoiced for: $125 USD annually

Invoices for Service Fees will be sent out each year in the first few days of January. Invoices include instructions for payment.

Service fee payments are due by March 31st of the year they are billed. After March 31st a 10% late fee will be added to the annual fee. If you cannot pay your service fees by March 31st or have any questions regarding your Service Fees please contact the PENCA Treasurer at: pencatreasurer@gmail.com
